Seller Conversation Cheat Sheet – My blog

🎓 Advanced Lesson 17: Confident Offer Presentation – No Jargon Needed

🗣️ Seller Conversation Cheat Sheet

Use these clear, confident phrases when speaking to sellers about creative property deals. They avoid legal jargon and make complex ideas easy to understand.

🎯 Opening the Conversation

  • “Thanks again for your time. I’ve had a good look at everything and I think there’s a way I can help you.”
  • “This isn’t a typical cash offer — but it’s designed to give you peace of mind and help you move on.”

📜 Explaining a Lease Option (Plain English)

  • “You can move on with your life while I look after the property and cover the payments.”
  • “We agree on a fair future sale price. In the meantime, I manage everything — so no more stress for you.”

đź’· Explaining Vendor Finance (Plain English)

  • “Instead of going through a bank, I make monthly payments directly to you until the balance is cleared.”
  • “You get a steady income, and we both avoid costly delays or mortgage issues.”

🔧 Explaining Assisted Sale (Plain English)

  • “I fund the upgrades to the house, and when it sells for a better price — we both win.”
  • “You stay the legal owner during the process, and everything is agreed upfront in writing.”

🤝 Overcoming Common Objections

  • “I totally understand. You’re not signing anything today — just looking at the proposal.”
  • “Your solicitor will go through all the paperwork to make sure it’s safe and legal.”
  • “It only moves forward if you’re 100% happy. You’re in control at every step.”

📦 Closing the Offer

  • “If you’re open to the idea, I’ll send over a summary and you can take a look with no pressure.”
  • “It’s a completely transparent process — and you can pull out any time before we sign.”

Tip: Always speak with warmth, confidence, and calm authority. The simpler your language, the more sellers will trust you.
