Use this checklist before committing to any creative property deal:

  1. Does the deal meet my financial goals?
    ☐ Cash flow target: £_____ per month
    ☐ Profit on exit (flip/assisted sale): £_____
    ☐ Minimum ROI %: _____%
  2. Have I completed due diligence?
    ☐ Seller motivation verified
    ☐ Land registry/title checked
    ☐ Lease/charges reviewed
    ☐ Comparable sales/rentals verified
  3. Am I reacting emotionally?
    ☐ Do I feel rushed, pressured, or overly excited?
    ☐ Have I taken at least 24 hours to review?
    ☐ Have I discussed this with a trusted peer?
  4. Would I still want this deal if:
    ☐ I had no emotional connection to it
    ☐ I had to present it to an investor
    ☐ It was the only deal I did all year
  5. Is the exit strategy realistic?
