Seller Script: First Conversation Template (Phone or In-Person)

INTRO:

“Hi, I saw your property listing at [Address]. Is it still available?”

IF YES:

“Great. I’m not an estate agent — I work with people who sometimes need a flexible solution to move on. Would it be okay if I asked you a few questions to understand your situation better?”


đź§  Ask These Discovery Questions:

  • “Why are you looking to sell now?”

  • “Has it been listed long?”

  • “Are you getting many viewings or offers?”

  • “Is there still a mortgage on the property?”

  • “Would a quick and simple handover help you?”


đź§± Build Trust Gradually:

“Look, I’m not here to talk you into anything. If there’s a fit, great — if not, I’ll point you to someone who can help. Fair?”


Objection Handling Cheat Sheet

Objection Suggested Reply
“Why don’t you just get a mortgage?” “I prefer to work without banks — it’s quicker for everyone and avoids delays or chain breaks.”
“I want full market value.” “Of course — that’s what I aim for. Sometimes I pay in full later, once I’ve taken care of the monthly payments first.”
“How do I know you won’t walk away?” “All terms will be written up by a solicitor. No surprises, no grey areas.”
“I don’t want a rental situation.” “Completely understood. My goal is to buy. I just do it in a way that relieves the pressure on you right away.”
“It sounds complicated.” “It’s actually very simple once you see it on paper. I’ll send you a one-page summary so you can review it in your own time.”

  1. Practice the script out loud (or with a friend).

  2. Create your own cheat sheet for handling objections.

  3. Keep track of seller calls and follow up with a written Heads of Terms when they’re open to a deal.
