Seller Script: First Conversation Template (Phone or In-Person)
INTRO:
“Hi, I saw your property listing at [Address]. Is it still available?”
IF YES:
“Great. I’m not an estate agent — I work with people who sometimes need a flexible solution to move on. Would it be okay if I asked you a few questions to understand your situation better?”

Objection Handling Cheat Sheet

“Why don’t you just get a mortgage?” | “I prefer to work without banks — it’s quicker for everyone and avoids delays or chain breaks.” |
“I want full market value.” | “Of course — that’s what I aim for. Sometimes I pay in full later, once I’ve taken care of the monthly payments first.” |
“How do I know you won’t walk away?” | “All terms will be written up by a solicitor. No surprises, no grey areas.” |
“I don’t want a rental situation.” | “Completely understood. My goal is to buy. I just do it in a way that relieves the pressure on you right away.” |
“It sounds complicated.” | “It’s actually very simple once you see it on paper. I’ll send you a one-page summary so you can review it in your own time.” |
