🏡 Module 2: How to Find Motivated Sellers Who Will Say Yes

1. Motivated Seller Call Script
(Use When You First Speak to a Lead)

INTRO

“Hi, I saw your listing about the property at [Address]. Is it still available?”

IF YES:

“Great — I’m not an estate agent. I work with people who sometimes struggle to sell through normal methods. Would it be okay if I asked a few quick questions to understand your situation?”

🔑 DISCOVERY QUESTIONS

  • “Why are you selling?”

  • “Is the property currently occupied?”

  • “Are you still making mortgage payments?”

  • “Have you had any offers so far?”

  • “Are you in a chain or needing to move quickly?”

🧠 POSITIONING STATEMENT

“Depending on the situation, I sometimes work with owners by covering the monthly payments for a period, then buying later. It helps people avoid repossession or waiting months for buyers. Would that kind of approach interest you, if the numbers work?”
